With rain clouds looming and a meandering Winter’s wind sweeping across the vacant lot, a crowd gathered on the site of 204 Walcott Street to welcome Griffin Project Group’s latest property project into the Menora community.
Held on the afternoon of Saturday 22nd July, the Griffin team held a Soft Launch to welcome interested buyers, local residents and astute investors on site to discuss and unveil the future plans of the residential and commercial properties coming soon to the area.
Punters were treated to scrumptious hors d’oeuvres and ever flowing bubbly thanks to The Little Champagne Cart, as discussions of price, fixtures, fittings, completion dates and availability warmed the site, indicating these upcoming properties will no doubt be a hit within the local community.

Griffin Project Group’s Managing Director, Greg Devine, who has extensive experience in property, general management, business development and capital raising, described the acquisition of the lot in 2016 as “lucky” after the company came across the site’s previous old building which had become increasingly run down. “We wanted to be in tune with Mt Lawley/Menora…and I think people are really enjoying it as we’re seeing here today.”
Given Menora’s steeped legacy of culture and authenticity, it was crucial to ensure the future land development would integrate well within the community. Selling agent and property expert, Nicole Jones, from Abel Property reinforced the need for the suitability of the Art Deco façade by adding;
“In order to do a development like this, it needs to remain true to the suburb and what the locals love and feel already.”
With the site previously used as an asbestos-ridden corner deli, it was clear that local community residents were welcoming the introduction of 204 Walcott after the previous eyesore that dominated the space.
Stopping by to chat with the Griffin team on the day, local resident and owner of 2 businesses, Cherie, expressed her favourable reaction to the future project by saying that she liked the fact that there was only a small number of apartments, further adding;
“It’s bringing back the coffee shop and the atmosphere that used to be here on the corner.”
Cherie, who has lived in the Menora area for over a decade, revealed that she doesn’t own a car and that the local area is perfectly situated close to everything. She continued;
“I’m totally central to everything that I do. It’s a great place to actually be – you’re in the city!”
The Griffin team were conscious of bringing a project to the local area which would not sit idle for a long period of time, with a clear objective to bring the community something that they would be proud of and one that would service and area of need within the market. Mr Devine added:
“In any community people have absolute reservations about whether someone is going to do it properly.”
